A) Township of Taman Tasik Jaya The three Malaysian directors of Jayaland have a wide range of experience in property development. Collectively, we have over 60 years experience in residential, industrial, commercial and retail development. Between 1990 and 2003 we have created a township named Taman Tasik Jaya on a piece of land approximately 204 acres in Senawang, which is 45 minutes drive south of Kuala Lumpur city centre, along the North South Expressway towards the Kuala Lumpur International Airport (KLIA). i. Residential The township comprises of 1,485 units of houses of which 920 units are affordable townhouses, 389 units are affordable apartments and 176 units are luxurious condominiums. ii. Retail and Commercial 127 units of double storey retail shops and offices - currently occupied by restaurants, convenience stores, laundry services, pet shops and offices for local businesses and professional services which complete the township’s business centre. iii. Community Services Taman Tasik Jaya also contains community benefits such as clinics, a primary school, several nurseries and kindergartens and a branch of the State library. iv. Industrial All 103 industrial lots have now been occupied, majority of them by multinationals and local corporates. Their activities are mainly in manufacturing, assembly and warehousing. v. Future Development In the pipeline, are another 312 units of luxurious high rise condominiums, 272 units of affordable apartments and one commercial complex which are expected to be completed within the township in the next couple of years. B) Senawang Commercial Park (SCP) SCP is the latest star attraction in Senawang. It is also the fastest growth centre and the first one-stop commercial and family fun park in the state. SCP is developed on a 43 acre land and when completed will contain 242 units of two and three storey retail and commercial shop offices. A majority of lots have been occupied and household names like Giant Hypermarket, McDonald’s, KFC, Pizza Hut and Maybank to name a few have chosen SCP as their preferred site in Senawang. In addition, we have built Dataran Senawang (Senawang Square) that helps turn SCP into a major attraction and providing recreation to visitors. The ambience in SCP is just exquisite with pedestrian malls which encourage pleasant walks and ample car parking facilities. C) Senawang Business Park (SBP) SBP is an integrated business hub that boasts a unique concept featuring exclusive designs with security measures. It is developed on a 10 acre prime piece of land and comprises of 34 units of showroom/sales offices and 75 units of service centres. SBP is surrounded by retail/commercial shops which are occupied by banks, restaurants, convenience stores, workshops and also a medical centre. In addition, a security system comprising gated security and CCTV monitoring are provided to guard against theft and break-ins. As a whole, SBP offers good opportunity for businesses to set up their operation in a well-planned business park with tremendous opportunities and potential. D) Taman Segar Perdana In another development in the township of Cheras, we have also completed 1,602 units of residential houses (of which 1,402 units are affordable townhouses) and 84 retail/commercial shops. An additional 1,256 units of affordable apartments and 28 retail/commercial shops are expected to be completed in the near future. |

E) Taman Bandar Senawang (Senawang Park City) Another new project in the pipeline is the Taman Bandar Senawang, a 274.5 acre lusciously landscaped township with modern infrastructure and integrated amenities. When fully developed, it will represent a well planned residential project based on a “neighbourhood” concept and will comprise of a total of 3,000 residential units complete with educational, commercial and recreational facilities. Within the township will be a scenic 11.3 acre Central Park with a lake and lush green landscaping. F) Axis Premier Industrial Park In 1994 we developed a 100 acres industrial site adjacent to the Kesas Highway in the industrial town of Shah Alam, 20km away from Kuala Lumpur City Centre. In this development we have also built and sold 72 units of three storey shop offices, totalling 360,000 square feet of commercial space. G) Commercial Offices and Warehouses Within 16 years, from 1989 to 2005 we have completed 28 buildings in the much sought after Golden Triangle suburb of Shah Alam, Subang and Petaling Jaya. All these buildings, with a total net lettable area in excess of 3 million square feet have been leased out to multinationals and local corporates.
